Situated adjacent to the NH-24 in the eastern part of Delhi, Wave City, also known as Uppal Chadha Hi Tech City in Ghaziabad, is an architectural marvel, having state-of-the-art independent floors, villas, mid-rise apartments, and shops and office spaces. Every residential and commercial space available in this project redefines luxury with superior finishing, high quality and stylish fittings, and soaring ceilings. It has all the amenities of a modern-day development such as modular kitchen, gymnasium, round-the-clock CCTV security, etc.

Some of the Unique Features of the City are:

The development offers a water management system that promotes judicious and appropriate usage of water. The system provides uninterrupted water supply to all the inhabitants and has the ability to spot any kind of leakage. Additionally, the system ensures that there is no water theft, and charges residents according to the usage. These apart, there is also a provision for residents to file complaints on the 24x7 web-enabled Complaint Management System.

Efficient Street Lighting
The city also has an efficient street light automation system to ensure that its precincts are lit up throughout the night. The system is devised in such a way that the street lights turn off automatically at the break of dawn. The system also minimizes light pollution and detects any issues with the lights easily.

Robust Waste Disposal System
To keep the surrounding free of pollution, it is imperative that the wastes are disposed of properly. The waste management system at the hi-tech city keeps the area eco-friendly, clean, and also creates the manure for horticulture. The organic waste convertors in the system suppress the Co2 emission to a large extent. Additionally, it generates biogas, which is used for common services like street lighting.

Weather Updates
The Information & Communication Technology at the realty development keeps informing the residents about changes in air quality index and temperature. With this system, the residents can gain knowledge about heat index and wind chill in advance. Accidents can also be curtailed to a great extent as the system provides visibility status. It also informs residents about impending storms.

Criteria for eligibility under the PMAY scheme

The BJP government in 2015 launched the Pradhan Mantri Awas Yojana (PMAY) scheme in a bid to provide affordable housing to all by building 20 million affordable houses by 31 March, 2022. It has two components: Pradhan Mantri Awas Yojana (Urban) (PMAY-U) for the urban poor and Pradhan Mantri Awaas Yojana (Gramin) (PMAY-G and also PMAY-R) for the rural poor.

The features of the Pradhan Mantri Awas Yojana Scheme
1. Government is to provide an interest subsidy of 6.5% on housing loans availed by beneficiaries
2. The houses under PMAY would be constructed through a technology that is eco-friendly
3. Ground floors in the housing scheme will be reserved for differently abled people and older persons
4. Government to chip in with financial assistance for affordable housing projects done in partnership with States/ Union Territories for the Economically Weaker Section.

The eligibility criteria
The Pradhan Mantri Awas Yojana scheme is primarily aimed at providing houses to all the homeless in the country. So, understandably, people who already own a home are kept out of the ambit of PMAY. The rule also stipulates that the beneficiaries should not have availed of central assistance for any housing scheme from the Government of India to get assistance under PMAY. A beneficiary family should ideally comprise of husband, wife, unmarried sons, and/or unmarried daughters. To avoid duplication, beneficiary family members have to provide their Aadhaar numbers while applying for the loan.

Rules to derive benefits under the scheme
As per the guidelines, an adult earning member (whether married or unmarried) can be treated as a separate household under the scheme, if he/she does not own a pucca house in his / her name in any part of India. This implies that even if children, irrespective of their marital status, are staying with their parents in a house owned by the parents (or on rent, in the same or another city), they can also avail benefits under the PMAY if they are earning and don't own any other home. A married couple living on rent and even if their parents own a home, will be treated as a separate household. But, under PMAY, they will be eligible for a single house, bought by either of the spouses or both together in joint ownership.

Some Noteworthy Benefits of PMAY

What is Pradhan Mantri Awas Yojana?

As we all know that having a house is a basic necessity for everyone, but it involves a significant amount of money, making it difficult for the people who fall in the category of Low Income Group (LIG), Medium Income Group (MIG), and Economically Weaker Section (EWS). Launched in June 2015, PMAY Yojana is an attempt by Indian Government to build affordable ‘pucca’ house with round-the-clock water and electricity supply along with sanitation facility for everyone.

Here are a few benefits of PMAY Yojana.

1. Housing for Everyone: According to PMAY Yojana, government will build around 2 crores houses across the entire country. Many states like Tamil Nadu, Maharashtra, Bengal, Jharkhand, and others have been covered under this scheme. The prime objective of this scheme is to provide affordable housing for urban poor and rural poor.
2. Special Advantages for Women: Women who fall under low income group can avail special benefits from PMAY Yojana. Few banks also provide special housing loan rates to women homebuyers. These rates vary according to the profession of the women homebuyer as well as the amount of finance borrowed by them. Women will also get special concession on the interest rates by banks. This concession is around 0.05 per cent as compared to the male counterparts.
3. Benefits for Senior Citizens and Transgender: Under PMAY, benefits will be given to transgender and senior citizens. The houses for elderly people will be provided on the ground floor for physical comfort.
4. Subsidized Loans: Another major benefit of PMAY Yojana is the subsidized home loans. In today’s time, the interest rate of housing loan is around 10 per cent. But, in PMAY Yojana, 6.5 per cent of subsidy will be given to every individual. This implies the huge reduction in EMIs.

With all the benefits provided by PMAY Yojana, it is clear that it is not just helpful for the general public of the country, but will also play a key role in the development of the nation. Further, it will empower Indian citizens to buy a home of their own, and at the same time provide an extreme level of comfort, especially for the people residing in rural areas of the country.
